How the structure is built and priced
What the scope usually is
Strip and pad footings, a ground slab with set-downs to the architectural set, retaining walls where the block steps, in-situ stairs, and sometimes a suspended first-floor slab. The same crew sets out, forms and pours, so the inspection is called once per element and there is nothing to come back for.
How it is priced
Footings are usually better for the builder as day labour because the tonnage is low and the time is in the set-out. Slabs are priced per square metre, walls per element, and the whole job is often shown as a lump sum beside the itemised measure so the builder can read it either way.
Program and access
Townhouse rows are built in stages, so the crew moves from footings on the last unit to the slab on the first without a gap. Site access is usually through one driveway, so pours are planned around the trucks that fit and the pump that can reach.
Edge protection and scaffold
Two-storey townhouses need edge protection and roof access rather than full perimeter scaffold. It is priced as its own line, erected by licensed scaffolders and certified at handover.
