The package covers every structural element from the footings up: pad footings and pier caps, the basement slab, suspended slabs on each level, blade walls, columns, lift shafts and stair cores. Reinforcement is priced per tonne for the slabs and as day labour for the footings, concrete placement per square metre, formwork per element.
Because the formworker, the steel fixer and the concreter are the same company, the head contractor runs one program line for the structure and receives one payment claim a month. Inspections are called once per element, and the pour is booked against the inspection rather than after it.
Quantities, program dates and photographs of each level will be added as the job progresses and the head contractor signs off on what can be published. The job sits in the middle of our Western Sydney work.
The sequence on site
Footings and pads
Pad footings and pier caps set out off the survey, edge-boarded, reinforced on blinding and poured against the inspected steel. One crew, one inspection per element.
Basement slab
A large-area ground slab placed in planned pours with joints and falls set out before the first truck, then protected while it gained strength.
Suspended decks
Each level decked on aluminium bearers and joists, propped to the design, reinforced for the slab detail, inspected, poured and stripped on cylinder results. Back-propping carried through on the engineer's sequence.
Lift shafts and cores
Gang-formed in lifts the form could take, starter bars left correct for the next lift, cages tied inspection-ready.
Monthly claims
One payment claim for the package each month, with measured quantities, the subcontractor's statement and certificates of currency attached.
Questions builders ask about this package
Can one contractor self-perform formwork, steel and concrete on a six-storey build?
Yes, and it is the point of the package. The deck is stripped, the cage is tied and the pour is booked by the same company, so there is no handover between trades to wait on and one number to call when the program moves.
How long between the steel inspection and the pour?
Usually the same week. The steel is left inspection-ready before the engineer is called, and because the pour crew is ours the truck is booked against the inspection, not after it.
What does the builder supply?
Concrete supply and pump are ordered on the builder's account unless the package includes them. Council permits and crane time sit with the builder. Everything else in the structural scope is ours.
