How the structure is built and priced

The sequence

Pad footings and piles are set out off the survey, formed, reinforced and poured against the inspected steel. The basement slab goes down as planned large-area pours. Retaining and basement walls are formed and poured in lifts the form can take. Then the cycle starts: deck propped, steel tied, inspection called, pour booked, strip on cylinder results, back-prop, and the next level up on the head contractor's date.

Where the program is won

An apartment building is repetition. The propping, the bearer layout and the reinforcement schedule for one typical floor are re-used on every floor above it, so the cycle time falls as the crew settles. When the formwork, the steel and the pour are self-performed, the handover between them is inside one company and the cycle is not waiting on a subcontractor who is on another site.

What changes the price

Storey height, deck area per pour, the finish class on the soffits, whether the slabs are conventional or post-tensioned, and how much the layout repeats. A transfer slab over a commercial ground floor is measured as its own element because it carries more propping and heavier steel. Basement levels in rock or clay change the footing design and the retaining walls, not the decks above them.
