The basement is the slowest part of a structure to get right and the fastest to get wrong. Footings, retaining walls, a large ground slab with falls to drains, then the first suspended deck over the car park.

How the structure is built and priced
Footings and walls first
Pad footings, pier caps and pile caps are set out off the survey, edge-boarded on blinding and poured against the inspected cage. Retaining and basement walls are formed in lifts the form can take, with the starter bars left correct for the lift above and the water stops placed to the detail.
The ground slab
A basement slab is a large-area pour, so the joints, the falls to drains and the set-downs are marked before the truck arrives, the pour is broken into planned pours the crew and the supplier can hold, and the finish is checked as each pour closes. Mesh and bar are placed to the detail and chaired to the cover; on car park slabs the finish class and the falls matter more than on any other floor.
The first suspended deck
The deck over the car park is often a transfer level with a different column grid to the floors above. It carries heavier propping, heavier steel and sometimes post-tensioning, and it is measured as its own element so the rate is not blended into the typical floors.
What changes the price
Rock or clay excavation is the builder's, but it decides the footing design. The number of pours the program allows, truck access through a single gate, pump position and the finish class all move the placement rate. Retaining walls are measured on the contact area of the form and the tonnage of the vertical steel.

Do you pour the basement slab as one pour?
In planned pours sized to the crew and the supplier, with joints set out before the first truck. The quotation shows the pour plan the rate assumes.
Are retaining walls part of the package?
Yes. Basement and retaining walls are formed, reinforced and poured in the same sequence, priced per element.
Who supplies the water stops and joint materials?
Normally the builder, unless the package includes them. They are listed as inclusions or exclusions on the quotation.
