Why head contractors award us the next structure
Most structural scopes are let to three or four subcontractors, and the program slips in the gaps between them. MK Management Group takes the structure as one contract: the same company strips the deck, ties the cage, places the pour and lifts the scaffold, so sequencing sits with us and the head contractor runs one program line.
Commercial terms are written to survive the job. Measured quantities from the for-construction set, rates per element with the basis shown, inclusions and exclusions listed, rates held for thirty days and honoured for the awarded scope, and variations priced and approved in writing before the work starts.
Delivery is director-led. Michael, the company's director, prices every package and runs it on site. Set-out is checked before the form goes up, cover is checked before the inspection is called, and the slab is protected after the pour. More than 2,000 units have gone up under that supervision.
The company carries public liability to $20 million and workers compensation, issues SWMS for every package and holds the SafeWork NSW high risk work licences scaffold requires. Certificates of currency and the subcontractor's statement travel with every payment claim.
Work runs across Greater Sydney from the Fairfield office. The current package is an 86-apartment building in Blacktown; crews are sized and mobilised to the program wherever the site is.
Capacity and program
Crews are built around the pour, not the payroll. Formwork, steel and pour crews are scaled to the deck area per cycle the program calls for, and scaffold crews move hop-ups and tie-ins outside the other trades' hours so access is ready when they start.
Multi-residential structures of three to eight storeys over basement are the core of the work: pad footings and piles, a large basement slab, then repeated suspended slabs with blade walls and lift cores. That repetition is where a self-performed package saves the most program time and where formwork rates are sharpest.
